Halloween weekend in New York: who sold out and who cashed in

Over Halloween weekend New York City’s 27 public saunas and bathhouses sold 45.5% of their supply for $450K of modeled revenue; one small sauna led on sell-through and one bathhouse took the biggest till.

The crown

KOVE East Village (East Village, Manhattan) sold 87.0% of its weekend supply: 254 of 292 sauna seats. KOVE Williamsburg was runner-up at 80.6%.

The crown goes to the highest sell-through among venues watched every day of the weekend at full coverage; sell-through is size- and unit-neutral, so a four-seat sauna and a 300-admission bathhouse compete fairly. Two venues sat above it on raw sell-through and sit out: SAINT Chelsea at 100.0% (reads 100% on every observed day, a method ceiling); Arōe SoHo at 94.9% (coverage 0.51).

The biggest till

Bathhouse Flatiron took the biggest till: $112K of modeled revenue (GBV) over the weekend, P10–P90 $106K–$119K, grade A. It was also #1 on revenue per open hour, at $2,872.

Friday was the night

Market GBV was $144K on Fri Oct 30 against $96.4K on Thu Oct 29: +49%, with 21 venues observed both days. Bathhouse Flatiron went from 45.2% sell-through on Thursday to 75.7% on Friday and sold out 08:00–12:00.

How a sell-out books

KOVE East Village on Sat Oct 31: 56% sold 24 hours before entry, 76% at 12 hours, 93% at 3 hours and 100% an hour before. It sold out 09:00–17:30, 72 of 72 sauna seats.

A weekend premium, not a Halloween surge

Bathhouse Flatiron’s median quote was $49 Monday to Thursday, $64 on Friday and $86.50 on Saturday and Sunday: a weekend premium, the same one it charges every weekend.

Like for like, the 8 venues watched both weekends sold less on Halloween Saturday than the Saturday before: 38.0% against 43.5% sell-through, GBV −11%.

How this was measured

Measured from live booking calendars polled every 5 minutes; snapshot of 2026-11-03; utilization v1 · revenue v2–v3. Revenue is modeled booking value (GBV) with its P10–P90 range, never ledger revenue (methodology). Seven venues were not watched for every day of the weekend (Perspire Sauna Studio — Closter, Perspire Sauna Studio — Middletown, Perspire Sauna Studio — Montvale, Perspire Sauna Studio — Stamford, Perspire Sauna Studio — West New York, Perspire Sauna Studio — Wyckoff, Recovery Mode Astoria): they count in the market total and sit out of the rankings and the comparison.
