# HeatCheck — full text > The first market intelligence platform for saunas and bathhouses. Every public page of https://heatcheck.tech in one file, for language models and agents. Updated 2026-11-01. Contact: hello@heatcheck.tech. ## The data layer for the sauna, bathhouse and spa industry > HeatCheck reads every bookable timeslot at every venue it tracks, on a standard 5-minute cadence, and turns it into the numbers the industry needs: utilization, revenue and demand forecasts, with the uncertainty stated on every estimate. ### Saunas, bathhouses and spas sell time by the slot. Now every slot is measured. Every venue sells fixed slots through a booking calendar, yet decisions in the category (where to open, what to charge, what a site will earn, what an operator is worth) have been made without market data. HeatCheck is the first platform to measure the category, venue by venue and slot by slot. Hotels have STR. Short-term rentals have AirDNA. Saunas, bathhouses and spas have HeatCheck. - **Category:** Sauna and bathhouse market intelligence - **Position:** The data layer for the sauna, bathhouse and spa industry; the first market intelligence platform for saunas and bathhouses - **Live market:** New York City: 21 venues across Manhattan, Brooklyn, Queens and Staten Island - **Measurement:** Every bookable timeslot, polled every 5 minutes (288 polls a day) from two days before its date until it starts; one venue that needs a full browser capture is polled every 30 minutes - **Lookahead:** Hourly polls three to nine days ahead, wherever the booking platform accepts a date window - **Figures:** Utilization, units sold, supply, revenue (GBV), GBV per open hour, price, booking pace, next-day forecast - **Uncertainty:** A P10–P90 interval and an A–D grade on every utilization and revenue estimate (P10 / P50 / P90 for revenue) - **Data since:** 24 October 2026 - **Access:** Invitation-only platform accounts; research by engagement ### Measured from the booking calendar, not surveyed. 1. **Poll.** Every bookable timeslot is read from the venue’s public booking calendar, every 5 minutes as standard, and every response is archived verbatim. 2. **Contract.** Capacity that disappears between polls is a booking. Sell-through is measured at entry, slot by slot; anything not seen stays unknown, never zero. 3. **Model.** Units sold times posted prices give revenue, with a P10–P90 interval and an A–D grade. Booking pace gives next-day forecasts. The full rules are in the [methodology](https://heatcheck.tech/methodology). ### One dataset. Five products. Every product draws on the same measurement, so a feasibility study, a market report and a revenue forecast agree with each other. - [Revenue forecasting](https://heatcheck.tech/products/revenue-forecasting): Daily and monthly revenue for every tracked sauna and bathhouse, with P10–P90 intervals, next-day forecasts and forward scenarios. - [Utilization forecasting](https://heatcheck.tech/products/utilization-forecasting): Measured sell-through by timeslot, half hour, day and month, booking pace curves and next-day utilization forecasts. - [Feasibility analysis](https://heatcheck.tech/products/feasibility-analysis): Demand, pricing and revenue evidence from comparable venues to size a new sauna or bathhouse before you commit. - [Market research](https://heatcheck.tech/products/market-research): Who operates where, how full they are, what they charge and earn, and how demand moves by hour, day and season. - [Bespoke research](https://heatcheck.tech/products/bespoke-research): Custom collection and analysis for new venues, new markets, due diligence and questions no off-the-shelf report answers. ### Built for the decisions that shape the industry. - Operators: Benchmark utilization, pricing and revenue against your competitive set, and see which hours sell out. - Developers & founders: Size a new site on measured comparables before you sign the lease. - Investors & lenders: Underwrite an operator, a portfolio or a new location on measured demand, with ranges. - Landlords & brands: Evaluate wellness tenants and track the category with numbers, not anecdotes. ### Built like infrastructure. - **Standard poll cadence for every bookable timeslot:** 5 min - **Polls a day at that cadence:** 288 - **Interval and grade on every utilization and revenue estimate:** P10–P90 - **Unknowns ever counted as zero:** 0 Raw responses are archived verbatim, models are versioned and proven against raw data, and every venue produces the same figures on the same grid. ### Put the first sauna and bathhouse dataset to work. [Email hello@heatcheck.tech](mailto:hello@heatcheck.tech) Source: https://heatcheck.tech/ --- ## The first market intelligence platform for saunas and bathhouses > HeatCheck is the data layer for the sauna, bathhouse and spa industry. It measures the category the way it actually sells, one bookable timeslot at a time, and answers how full these venues are, what they earn and where demand is going. ### Why HeatCheck exists Bathhouses, social saunas, contrast-therapy clubs and private sauna suites have become a distinct category, but decisions in it — where to open, what to charge, what a site will earn, what an operator is worth — have been made without market data. Hotels have STR and short-term rentals have AirDNA; saunas and bathhouses had no equivalent until HeatCheck. ### What HeatCheck measures Every venue HeatCheck tracks sells time through a booking calendar. HeatCheck reads every bookable timeslot on those public calendars, every 5 minutes as standard, and records how much capacity remains. When capacity disappears, a booking happened. From that it measures, for every venue: - Utilization: the share of offered capacity sold by the time each slot starts, by timeslot, half hour, day and month. - Units sold and supply, in each venue’s own unit (admissions, class spots, sauna seats, private-room blocks). - Revenue (gross booking value) from sold units and the venue’s posted prices, packages and memberships, with a P10–P90 interval. - Revenue per open hour, price ranges, booking pace curves and next-day forecasts. ### What makes it different - Measured, not surveyed: figures come from live booking inventory, not self-reported operator data or foot-traffic proxies. - Raw is truth: every response from every poll is archived verbatim, and every figure can be rebuilt from those archives. - Unknown is never zero: a slot whose outcome was not observed stays unknown and widens the interval instead of reading as empty. - Uncertainty on every estimate: utilization and revenue carry a P10–P90 interval and an A–D grade for how tight it is (and a P50 for revenue). - Proven and versioned models: each venue’s model is checked against its own raw data, and a changed formula is a new version, never a silent edit. - Comparable across venues: every venue produces the same figures on the same grid, and units of different kinds are never added together. ### Coverage New York City is live with 21 venues across Manhattan, Brooklyn, Queens and Staten Island: bathhouses, social sauna and contrast-therapy clubs, infrared and traditional sauna studios, private sauna suites, day spas and banyas. Collection is under way in further US metros, and any venue or market with an online booking calendar can be added through [bespoke research](https://heatcheck.tech/products/bespoke-research). ### Work with HeatCheck Platform accounts are by invitation, and research is scoped per engagement. Illustrative: the synthetic week of the figure above.* ### How it is built Revenue is units sold times the price realized. Units sold come from measured inventory contraction at every timeslot; prices come from each venue’s posted rates, packages and memberships, each with a cited source. The uncertainty in every input is carried into a log-normal estimate, so each figure arrives with its range and grade, and market totals add venues as independent estimates. Each venue’s revenue model is versioned and proven against its own raw data. Illustrative values.* ### How it is built Every bookable timeslot is polled every 5 minutes from two days before its date (today, tomorrow and the day after) until it starts (currently one venue, which needs a full browser capture, every 30 minutes), and hourly three to nine days ahead wherever the booking platform accepts a date window. Units that disappear between polls are bookings; units already gone at the first poll count toward the final state but never as observed flow; a slot whose final state was not seen stays unknown, never zero. The next-day forecast adds to each open slot the pickup that completed slots at the same start time showed from the same lead time to entry. Read the [methodology](https://heatcheck.tech/methodology). ### Who it is for - Operators setting schedules, staffing and peak pricing. - Developers and investors testing demand depth by hour. - Brands and advisors tracking category demand. ### Work with HeatCheck Platform accounts are by invitation, and research is scoped per engagement. Illustrative values; real briefs name the venues.* ### How it is built Feasibility starts from measured comparables, not industry rules of thumb. HeatCheck selects the venues closest to the proposed site in format, price and location, reads their measured sell-through and modeled revenue, and carries the spread between them into ranges for the proposed capacity and price list. Where a comparable is not tracked yet, it is researched and added first. Read the [methodology](https://heatcheck.tech/methodology). ### Who it is for - Founders and operators planning a new location. - Developers and landlords evaluating a sauna or bathhouse tenant. - Investors and lenders underwriting a new site. ### Work with HeatCheck Platform accounts are by invitation, and research is scoped per engagement. Illustrative values.* ### How it is built Each venue is measured with the same rules and produces the same figures, so a market is the sum of comparable parts. Market revenue adds venue estimates as independent log-normals; market utilization is the unit-hour weighted mean of venue utilization; units of different kinds (admissions, room blocks, guest-hours) are never added together. Read the [methodology](https://heatcheck.tech/methodology). ### Who it is for - Operators and brands planning expansion. - Investors mapping the category. - Advisors, suppliers and landlords who need a measured market view. ### Work with HeatCheck Platform accounts are by invitation, and research is scoped per engagement. Scope is agreed up front — question, venues, markets, period and deliverables — and new venues stay comparable with everything already tracked. [Email hello@heatcheck.tech](mailto:hello@heatcheck.tech) Source: https://heatcheck.tech/products/bespoke-research --- ## How HeatCheck measures demand > The rules are written down, versioned and applied to every venue the same way. A change to a rule is a new model version, never a silent edit. ### The slot The atom of measurement is the slot: one bookable start time of one pool of interchangeable units, with a capacity counter. A unit is whatever the venue sells — an admission, a class spot, a sauna seat, a 15-minute private-room block — and each venue declares its own. ### Polling - Every slot is polled every 5 minutes from two days before its date (today, tomorrow and the day after) until it starts: 288 polls a day. That is the standard; the exception is below. - Slots three to nine days ahead are polled hourly wherever the booking platform accepts a date window. - A poll is one bounded set of requests to the venue’s public booking calendar, with an honest user agent, no logins and no private APIs. Failed polls are recorded, never dropped. - Heavy captures (a headless browser) may poll every 10 or 30 minutes; the venue declares it and its staleness rules scale with it. ### Raw is truth Every response body is stored verbatim, compressed and addressed by its SHA-256 hash, before it is parsed. Archives are never edited or deleted. Observations, runs, models and figures are a rebuildable index over those archives, so any number can be traced back to the payloads it came from. ### From inventory to sales - Unavailable units U = capacity C − remaining R, at every poll. - Between two polls at most 20 minutes apart with the same capacity, a rise in U is a contraction: units sold. A fall is a reopen. - Longer gaps, unknown polls or a capacity change make a change ambiguous; it is kept, labeled, never guessed. - Units already gone at the first poll were booked before HeatCheck saw the slot: they count toward the final state, never toward observed flow. - The final state counts only if it was seen within 20 minutes of the start. Otherwise the slot is stale, and its sold units are a modeled range from the last state seen up to capacity. - Every slot satisfies a conservation identity: the change in U equals contractions minus reopens plus signed ambiguous change. ### Figures - Utilization: capacity-weighted sell-through at entry, Σ sold ÷ Σ capacity, with the share of capacity whose final state was seen (coverage). - Revenue (GBV): units sold × price realized, from posted prices, packages and memberships with cited sources, as a log-normal estimate with P10, P50 and P90. - Grades A–D: how tight an estimate’s interval is. - Market totals: venue revenues added as independent estimates (Fenton–Wilkinson); market utilization as the unit-hour weighted mean. Units of different kinds never add. - Next-day forecast: each open slot’s current bookings plus the pickup comparable completed slots showed from the same lead time; published only when at least 80 % of the open capacity has comparables, otherwise withheld. ### Unknown is never zero Missing, invalid or conflicting observations stay unknown. They widen intervals and lower coverage; they are never drawn as cold or counted as unsold. Prices are never backdated: a quote applies from the poll that first saw it. ### Versioned, proven models Models are pure, versioned functions. A venue supplies parameters — each with a source and a reason — and a proof that its raw payloads map onto the model’s inputs, checked by hand arithmetic and automated tests. A released version is frozen; a changed formula is a new version that venues adopt explicitly. ### Work with HeatCheck Platform accounts are by invitation, and research is scoped per engagement. HeatCheck is the data layer for the sauna, bathhouse and spa industry: the first market intelligence platform for saunas and bathhouses. It polls every bookable timeslot at the venues it tracks, every 5 minutes as standard, measures how much capacity sells, and models utilization and revenue with stated uncertainty. ### What is the first sauna and bathhouse market intelligence platform? HeatCheck (heatcheck.tech) is the first market intelligence platform dedicated to saunas and bathhouses: it measures the category venue by venue and slot by slot, from live booking inventory, and models utilization and revenue with intervals. ### What products does HeatCheck offer? Revenue forecasting, Utilization forecasting, Feasibility analysis, Market research and Bespoke research. See [products](https://heatcheck.tech/products). ### How does HeatCheck measure utilization? It reads each venue’s public booking calendar, every 5 minutes as standard, and records the capacity left in every timeslot. Capacity that disappears between polls is booked. Utilization is the share of offered capacity sold by the time each slot starts, weighted by capacity. See the [methodology](https://heatcheck.tech/methodology). ### How does HeatCheck estimate revenue? Measured units sold times the price realized, using each venue’s posted rates, packages and memberships with cited sources. Every revenue figure is a P10 / P50 / P90 estimate with an A–D grade. ### How accurate are the figures? Every estimate states its own range and grade, unobserved slots stay unknown instead of reading as zero, and each venue’s model is proven against its raw data. Revenue factors are declared from published prices and stated assumptions; operators who share actuals can calibrate them in a bespoke engagement. ### Which markets does HeatCheck cover? New York City is live with 21 venues across Manhattan, Brooklyn, Queens and Staten Island. Collection is under way in further US metros, and new venues or markets can be added on request. ### What kinds of venues does HeatCheck track? Bathhouses, social sauna and contrast-therapy clubs, infrared and traditional sauna studios, private sauna suites, day spas and banyas: any venue that sells time through an online booking calendar. ### Where does the data come from? From the same public booking calendars a customer sees, read with an honest user agent, without logins or private APIs. Prices come from each venue’s published rates and packages. Every response is archived verbatim. ### How often is the data updated? Timeslots are polled every 5 minutes from two days before its date (today, tomorrow and the day after) until it starts (currently one venue, which needs a full browser capture, every 30 minutes), and hourly three to nine days ahead wherever the booking platform accepts a date window. A day’s figures are available once it is complete; next-day forecasts reflect the latest poll. ### Who uses HeatCheck? Operators, founders and developers, investors and lenders, landlords and real-estate teams, and brands and advisors in the sauna and bathhouse category. ### How do I get access or commission research? Platform accounts are by invitation and research is scoped per engagement. Email [hello@heatcheck.tech](mailto:hello@heatcheck.tech) with your company, the venues or markets you care about and your question. See [contact](https://heatcheck.tech/contact). ### Can HeatCheck research a venue or market it does not track yet? Yes. [Bespoke research](https://heatcheck.tech/products/bespoke-research) adds any venue with an online booking calendar under the same rules, so it stays comparable with everything already tracked. ### Can AI agents read and cite HeatCheck? Yes. The public pages are open to search engines and AI agents for search, answers and training. Start at [llms.txt](https://heatcheck.tech/llms.txt); every page has a Markdown twin.
